Alabama's beautiful Gulf Coast offers many things to do during your stay. Everything you can imagine is just a stone's throw away!

When you're not spending your day at the Gulf or poolside, visit local attractions, like historic Fort Morgan, the Alabama Gulf Coast Zoo, or the Bon Secour National Wildlife Refuge. You can also walk or drive to an abundance of shops, dining options and other convenient amenities. The Gulf State Pier is a quick drive or explore the play area and amusement park of OWA which is apx. a 15-minute drive away.

Parking: We've secured one parking pass for your convenience, found on the dinning table. The HOA enforces fines for unregistered vehicles, so please let us know if you require a second pass at least a week in advance. The cost is $40, and it must be paid before purchase. The second vehicle should use overflow parking across the street.

Pool Access: Your pool fob hangs on the key ring; remember to return it before check-out to avoid a $50 replacement charge.

Before You Arrive:
We aim to have your unit ready by 3:00 p.m. If we're running behind during peak seasons, we appreciate your patience. We'll notify you if the condo is ready earlier.

Start-Up Supplies Provided:
For your convenience, we offer basic amenities like soap, a roll of toilet paper, 2 kitchen garbage bags, and a roll of paper towels. Once used, please replace these items for the remainder of your stay. While we provide a drip coffee pot and Keurig, you'll need to bring your filters and coffee.

Beach Amenities: During Peak Season, you'll find beach chairs and an umbrella for rent on the beach. We do strive to have sand toys for the kids. Please return borrowed items and remember that we do not provide beach towels.

WIFI: WiFi information is available in this listing's profile and in the condo.

Departure Instructions:

-Run the dishwasher.
-Leave used beds unmade and linens in place.
-Remove all trash and use the trash chute by the stairwell (opposite the elevators). Trash must be in bags.
-Notify us when you've checked out.

This listing and rental agreement provides important rules and regulations for guests staying on a property. Here's a summary of the key points:

Age Requirement: Guests must be at least 25 years old to book this property, and they must be a guest staying at the property during the rental period.

Additional Guests: No "visitors" are allowed unless they are listed in your reservation as staying in the property for liability reasons.

Damages: Report any missing or damaged items promptly. The owner is not responsible for loss of money, valuables, or personal property.

Refunds: No refunds or discounts will be given for mechanical failures, malfunctioning/closure of amenities, or inclement weather.

Smoking: Smoking is not allowed in the property, including the balcony. Evidence of smoking will result in the loss of the security deposit and additional cleaning costs. Please use designated smoking areas.

Security Deposit: If the home is damaged or violation issued, the renter may be charged up to the full security and/or insurance amount. A $500 security deposit "HOLD" is required, collected separately by the property owner before check-in. It will be released within 48 hours if there was no damage/violation.

Pet Policy: Pets are not allowed. However, if they are located on property it will result in loss of security deposit and removal from the property without refund.

Quiet Hours: Quiet hours are between 10:00 PM and 9:00 AM. Please respect the neighbors.

Nature Caution: Be aware that Southern Alabama has various native animals. Use caution to protect yourself, other guests, and pets.

Rental Agreement: A rental agreement will be sent upon booking, and failure to sign and return it within 48 hours of booking will result in the cancellation of your reservation.

Date Changes: Changes in dates are not allowed within 30 days of the scheduled check-in. Cancelation policy will control.

A/C and Windows/Doors: Do not leave windows/doors open while the air conditioner is on, as it may cause smoke alarms to go off and the A/C to freeze up.

Sand Management: Rinse sand from feet, clothes, towels, and beach items before entering the house. Excess sand in indoor pipes can cause backups.

Towel Etiquette: Do not hang towels or clothing items from the balcony railing.

Wet Clothing: Do not sit or lay on furniture or beds with wet clothing, as chlorine and salt may bleach fabrics.

Grinder Pump: The house utilizes a grinder pump. If the light under the house flashes, notify the host immediately. Only flush toilet paper down the toilet; other paper products may cause backups and result in plumbing service calls.

Security and Privacy Note:
A ring doorbell has been installed at the front door and is active and recording audio and video at all times. Tampering with the doorbell will result in immediate removal from the property.

Compliance with Local Ordinances:
The agreement references specific city ordinances (No. 1809 and No. 2016-1220) that outline seven reasons for removing guests from the property, all of which are stated within the agreement. These reasons include illegal possession of controlled substances, disruptive behavior, illegal possession of alcohol, disturbing neighbors, misconduct causing property damage, exceeding maximum occupancy (yes, that includes guests' visitors or those "stopping by"), and failure to check out on time. Violating these ordinances or house rules may result in a loss of security deposit and/or immediate removal from the property without refund.

It's crucial for guests to read and understand these rules and regulations before booking and staying on the property to ensure a smooth and trouble-free experience while respecting the property owner's requirements and local ordinances.

Cancellation Policy: Eighty percent (80.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
